Terms & Conditions of Sales

Article 1 

Length of stay: The tenant signing this contract, concluded for a fixed term, can under no circumstances invoke any right to maintain the premises at the end of the stay.

Article 2
Conclusion of the contract: The reservation becomes effective when the tenant has sent to the owner a 30% deposit of the rental total amount and a copy of the contract signed before the date indicated. A copy is to be kept by the tenant.
The lease concluded between the parties can in no way benefit even partially to third parties, natural or legal persons, unless written agreement by the owner.
Any breach of this clause could result in the immediate termination of the lease to the fault of the tenant, the proceeds of the lease remaining permanently acquired from the owner.
The rental becomes effective only after our agreement in cashing the deposit by bank check, postal, holiday check or cash.
Last minute reservation: Any reservation made less than thirty days before the date of arrival must be paid in full at the conclusion of the contract.

Article 3

Cancellation by the tenant: Any cancellation must be notified by registered letter or email to the owner. In this case a partial or total deduction of the amount of the stay will be applied:
a) Cancellation before arrival on the premises:

- booking fees retained for any cancellation: 20 € - more than 90 days before the beginning of the stay: 10% - 90 to 60 days before the beginning of the stay: 30%
- From 60 to 30 days before the beginning of the stay: 50%

- Less than 30 days before the beginning of the stay: 100%
b) If the tenant does not appear within 24 hours of the arrival date indicated on the contract, it becomes void and the owner can dispose of his furnished. The total amount of the stay remains acquired to the owner.
c) For all changes in the dates of stay, if it is shortened, the price of the rental remains acquired to the owner.There will be no refund.

Article 4

Cancellation by the owner: If the owner is obliged to cancel a stay, any contractor having confirmed his reservation, will be reimbursed in full for the amount he has paid.

Article 5

Arrival: The tenant must appear on the day specified and mentioned on the contract. In case of late or delayed arrival, the tenant must notify the owner.

Article 6

Payment of the balance: The balance of the rent is paid at the latest 30 days before the beginning of the stay, or before the date stipulated on this lease. In the case where the balance of a stay has not arrived within the time indicated on the contract, it is considered canceled and the cancellation conditions described above will apply.
Communal tax of stay: tax and amount defined by the town of Etang-salé, it means per person per night, it will be paid locally before your departure.

Article 7

Inventory: An inventory is established jointly by the tenant and the owner or his representative on arrival and departure of the rental of the furnished. This inventory is the only reference in case of litigation concerning the check out.
The state of cleanliness of the cottage upon arrival of the tenant must be noted in the inventory. The cleaning of the premises is the responsibility of the tenant during the rental period and before his departure. The accommodation must be returned to the owner near to rent (final cleaning done), unless the tenant has subscribed to the end-of-stay cleaning fee.

Article 8

Deposit or guarantee: Upon arrival of the tenant, a deposit of the amount indicated in the contract is requested by the owner. This deposit is restored after proper check out, deduction made of the restoration cost if degradations were found.
In case of early departure (prior to the time mentioned on the contract) preventing the proper check out on the same day of the tenant departure, the deposit is returned by the owner within a period not exceeding one week. The owner reserves the right to deduct from the security deposit the sum of twenty five to thirty five euros, to offset the cleaning fee, if it was not done properly.

Article 9

Use of the premises: The tenant will have to ensure the peaceful character of the hiring and to make use of it according to the destination of the places and the regulation in force. For the comfort of everyone, residents are asked not to be responsible for any noise nuisance after 10:00 PM.

Article 10

Capacity: This contract is established for a maximum capacity of people. If the number of tenants exceeds the capacity, the owner can refuse the additional persons.

Article 11

Animals : Pets are not allowed on site.

Article 12

Insurance: The tenant is responsible for all damages arising from his act. Parents accompanied by minors are entirely responsible for any damage caused by them. Tenants are invited to take out a resort-type liability insurance policy for these different risks.
Tenants are also invited to take out cancellation insurance with the company of their choice.

Article 13

Water and electricity: All charges related to water and electricity charges are included in the rental price.
Bed linen: The supply of sheets, towels and tea towels is included in the rental price. Bath towels for the pool or the beach are at your disposal against deposit. Everything must be returned to the owner in good condition.

Article 14

Use of the pool: A private pool secured by French standards is available to tenants. The pool is not supervised. Bathing tenants is done under their responsibilities. We especially draw the attention of the tenants to the swim of the children, which is done under the full responsibility of the parents, and is not allowed without their presence in the enclosure of the swimming pool. A swimming pool can be extremely dangerous for children under 6, so safety instructions are available to parents to help them adopt a safe behavior for their children. For the comfort of residents, swim is only allowed from 8:00 to 19:00. The use of the swimming pool is only allowed for residents, and in no case for other people, even invited by a tenant.

Article 15

Litigation: Any complaint relating to the check out inventory and the state of the descriptions during a rental must be sent to the owner by registered letter within eight days. As far as possible the dispute must be reported to the owner on the spot, who will do his best to resolve or find an agreement.
